South Florida Area Spotlight: “The City of Progress”

Plenty of people and investors don’t know about the robust city of Hialeah. Mainly, when people thought about investing in Miami Beach or South Florida in the past, they would flock to purchasing in Edgewater or the Design District. However, as the values in those areas have increased significantly, people have been forced to expand their search and look elsewhere.

A working-class suburban city in Miami-Dade County, Hialeah rests on the Miami Canal, northwest of Miami. With a population of 237,285. Hialeah is the 5th most populous city in the State of Florida. The majority of residents in Hialeah are renters, and plenty of retirees reside in the city also.

Hialeah is centrally located and a quick drive to Miami’s most sought after destinations where you can enjoy waterways, art, and dining establishments and clubs. Residing in Hialeah means that you’re mostly 20 minutes from anywhere in Miami-Dade County. If for some reason, the excitement of the city wears off, you can retreat back to the solitude of Hialeah.

Overall, residing in Hialeah offers residents the best of both city life and suburban living.

Real Estate Investment in Hialeah

For the last couple of years, the real estate community has been humming about Hialeah drawing in developers and investors. Notably, real estate developers are eyeing Hialeah for new advancement due to its distance to Miami International Airport, beaches, downtown, and more affordable prices.

Overall, the Hialeah market is hot. The city has been experiencing a rise in real estate investment, bolstering its credibility as a commercial hub while likewise recognizing it as a more inviting location for the multifamily building.

The industrial and manufacturing district in Hialeah has been neglected for quite some time. However, with its newfound attention has spearheaded brand-new commercial and residential development in this blue-collar city.

Likewise, as the city has grown, it has also brought in the need for brand-new multifamily building, along with investment in older, garden-style apartments.

To garner builders and developer’s attention to Hialeah, the city and the Miami-Dade County Commission authorized a brand-new community redevelopment company for 121 acres in east Hialeah, so tax dollars are rearranged to private and public jobs within the CRA limits (Community Reinvestment Act).

Courting Millennials & Rezoning

The city is overhauling the eastern section of the city to attract millennials. Notably, the rezoning centers around two transit places: Hialeah Market Station and Tri-Rail/Metrorail Transfer Station. The rezoning strategies require more commercial and residential projects, pedestrian-friendly streets, enhanced public area, taller building heights, and minimized parking requirements.

There is a noticeable absence in Miami-Dade for affordable real estate for young people and millennials blue-collar workers. While it is true that Miami-Dade, millennials, and the younger generation have not been the focus on many redevelopment projects in Miami-Dade, that trend is now changing with Hialeah. The city’s goal is to develop a community where millennials can live, work, and play, affordably in one community.

For the most part, the rezoning has drawn a variety of investors who have bought the staying pieces of land.

Robust with Cuban American Culture 

The city of Hialeah features a diverse blend of nationalities and cultures. Hialeah residents are proud of their city’s heritage, ethnicity, and close-knit family oriented neighborhoods.

Home to the highest ratio of Cuban Americans in the United States, the majority of the residents in Hialeah are fluent in Spanish, which, in so many ways, has become the informal language of the city.

Accordingly, as you stroll through the city, you can expect to see street check in Spanish, typically without any English translation.

Likewise, you’ll discover plenty of ventanitas that assure hearty plates of Latin cuisine at cheap costs, bodegas serving cafecito, and croquettas. Lastly, it would help if you tried Cuban pizza, yes, it’s a thing.

The city’s architectural style is a mix of different cultures of the Mediterranean. These buildings feature Mediterranean colors, arches, and other distinct information.

Recreation & Leisure

The city of Hialeah offers various free and low-cost recreation and education programs to its residents. The city’s library system features on Main and five branch libraries. Additionally, the Parks and Recreation Department includes 15 parks, seven pools, two tennis centers, sports leagues, a cultural arts theater, and an Early Prevention and Intervention program for youth.

Likewise, the city offers a variety of free cultural activities, which are enjoyed by the residents of the city’s diverse background. The Art on Palm Festival, the Independence Day Celebration, and Santa’s Snowblast are just a few of the annual city-wide events that Hialeah residents and families can enjoy.

Attractions 

Hialeah Park Racing and Casino

Even if you’re not a gambler, it’s worth a trip to Hialeah Park Racing and Casino. The racetrack is considered one of the top racetracks by horse racing enthusiasts and is known for its flock of flamingos as it is for its abundant horse-race history. Additionally, this park features a gorgeous casino featuring more than 800 slot machines.

Leah Arts District

The Leah Arts District was recently revamped into a live/workspace for local artists and a performing arts space to highlight local art and culture. It still hosts a hodge-podge of classic Hialeah thrift stores that mainly occupied the space prior to it’s revamping.

Overall, the City of Hialeah is a fantastic place to live, work and visit, and with the continued expansion of the area, it will be interesting to see what the city looks like in a couple of years.
